  • What exactly does the flat fee cover?
    Every plan includes full MLS listing, syndication to Zillow, Realtor.com, Redfin, Homes.com, and 100+ buyer sites, ShowingTime scheduling, and unlimited listing changes. Higher tiers add professional photography, a sign kit, featured placement, and agent email marketing. You pay the listing fee upfront. The settlement fee is only due when your home actually sells.
  • Do I still need to offer a buyer's agent commission?
    Following the 2024 NAR settlement, offering a buyer's agent commission is no longer mandatory. However, many sellers still choose to offer 2-2.5% to attract the widest pool of buyer agents. This is your call — HomeRise doesn't require it. You can offer any amount, or none at all, depending on your market and strategy.
  • Can I really sell my house without an agent?

  • How is this different from other flat fee MLS services?
    Most flat fee MLS companies list your home and disappear. HomeRise is a licensed brokerage with a real team. You get ShowingTime integration for scheduling, actual humans who answer the phone, and the option to upgrade to full agent support at 1% if you need it. We're not a listing dump — we're a selling platform.
  • Is there a cancellation fee?
    No. You can cancel your listing at any time with no penalty. The upfront listing fee ($95 – $595) is non-refundable since it covers the cost of processing and submitting your MLS listing, but you'll never be charged a cancellation fee or early termination penalty. The settlement fee is only due if your home sells.
  • Are there any hidden fees?
    No. You pay two things: the listing fee upfront and the settlement fee at closing. That's it. No monthly charges, no marketing fees, no "technology fees," no surprise line items at the closing table. The pricing you see on this page is the pricing you pay.
  • What states do you cover?
