Costs & closing
When your Maryland home sells, the state charges a 0.5% transfer tax on the sale price. One carve-out: if your buyer is a first-time Maryland homebuyer purchasing a principal residence, that state piece drops to 0.25% — and the seller pays it. Full Service matches you with one — no upfront fee, and the agent is paid 1% or 1.75% at closing.
A title company typically runs your Maryland closing, not HomeRise. They handle the final paperwork and collect the state transfer tax, plus any county recordation or local transfer tax, with your other closing costs, itemized on one closing statement.
