Costs & closing
When your New Jersey home sells, the state charges a Realty Transfer Fee, and the seller pays it. It isn't one flat rate: the state publishes two standard fee tables — one for sales up to $350,000 and one for sales over $350,000 — each billed per $500 of your sale price. Certain transfers over $1 million also pay an extra Graduated Percent Fee. We don't flatten all of that to one number here — your closer runs the official tables for your exact price. Full Service matches you with one — no upfront fee, and the agent is paid 1% or 1.75% at closing.
A title company typically runs your New Jersey closing, not HomeRise. They handle the final paperwork, run the state's official fee tables for your exact sale price, and collect the Realty Transfer Fee with your other closing costs, itemized on one closing statement. HomeRise's part comes earlier — a compliance call before your listing goes live, so it meets New Jersey MLS rules. That call doesn't replace title work, and it doesn't collect any fee.
