Costs & closing
When your Pennsylvania home sells, Pennsylvania charges a realty transfer tax. The state's share is 1% of your sale price, and the local share is usually another 1% — but it varies by municipality, and Philadelphia and Pittsburgh charge more than the usual local rate. The law makes the tax joint and several: the buyer or the seller can be asked to pay it, and in practice you and your buyer sort out the split on the closing statement. A title company typically runs your Pennsylvania closing, not HomeRise. They handle the final paperwork, apply the exact state and local rates for your home's location, and collect the transfer tax with your other closing costs, itemized on one closing statement. HomeRise's part comes earlier — a compliance call before your listing goes live, so it meets Pennsylvania MLS rules. That call doesn't replace title work, and it doesn't collect any tax.
