How to List on Stellar MLS: A Florida Seller’s Guide

Learn how Florida homeowners list on Stellar MLS without an agent, what it costs, which areas use Stellar, and what you still handle as a flat-fee seller.

You can’t join Stellar MLS as a homeowner. Its membership is for licensed real estate professionals. You can still get your home onto Stellar MLS by working with a licensed broker who submits the listing for you. A flat-fee MLS service does this. You pay a set fee instead of a percentage commission, and you keep handling showings, offers and negotiation yourself. Before you pay anyone, check that your county actually uses Stellar. Much of Central Florida and Tampa Bay does, but South Florida often lists on the Miami Association of Realtors MLS.

What Is Stellar MLS?

Stellar MLS is one of Florida’s largest residential multiple listing services. Agents and brokers use it to share listings, track sales and find homes for buyers. When a buyer’s agent in Orlando, Tampa or Lakeland searches for homes, they are often searching Stellar.

Stellar’s join page says the board saw residential sales activity in 65 of Florida’s 67 counties in 2024. That shows how widely its data reaches. It doesn’t mean every Florida home should be listed there, or that every flat-fee provider covers every county through Stellar.

Who can join Stellar MLS?

Stellar’s membership pages are written for real estate professionals: brokers, agents and appraisers. A homeowner selling one house isn’t the intended member, and the subscription is built around a licensed brokerage. That’s why “for sale by owner” sellers who want MLS exposure go through a broker.

Does Your Florida Home Belong on Stellar MLS?

Before you pick a service, confirm which MLS covers your address. The usual pattern looks like this:

HomeRise’s Florida city pages for Orlando, Tampa, St. Petersburg, Clearwater, Kissimmee and Lakeland all point to Stellar. Boundaries don’t always follow metro names, though. Your county confirms the board when you start a listing, so treat the table as a starting point.

If you’re in South Florida, a Stellar-specific guide may not fit your sale. Listing on the board local buyer’s agents actually search matters more than the board’s name.

What Does It Cost to List on Stellar MLS?

When people search for “Stellar MLS listing fees,” they usually mix up two different costs.

Broker membership dues

Licensed professionals pay Stellar to subscribe and access the system. These dues belong to the broker. You won’t pay them as a seller, and they don’t show up on your closing statement. (This guide doesn’t list dollar amounts for broker subscriptions. Stellar sets them, and they apply to members only.)

What a seller pays a flat-fee service

You pay the flat-fee provider. Prices and structures vary:

  • Upfront-only pricing. Some providers charge one fee before the listing goes live.
  • Split pricing. Other providers charge a small fee to list and a second fee only if the home sells. HomeRise works this way. Its Essentials package is $95 to list, plus a $495 closing compliance fee only if you sell. The Advanced package is $495 to list plus $995 if you sell, and it adds more support.
  • Full service. If you decide you’d rather have an agent handle everything, HomeRise Full Service starts at 1%.

When you compare quotes, look at the total cost if the home sells, what happens if it doesn’t, and what’s included: photos, listing changes, contract help, and how long the listing stays active.

Buyer-agent compensation

Since the NAR settlement changes, buyer-agent compensation isn’t pre-set on the MLS. You can still negotiate it with a buyer or their agent as part of an offer. It just isn’t advertised in the MLS listing.

How to List Your Home on Stellar MLS Without an Agent

Here’s the process for a Stellar-eligible Florida address. The steps are similar with most flat-fee providers. The details below describe HomeRise.

1. Confirm your county and MLS

Enter your property address. The county determines whether the listing goes to Stellar MLS or another Florida board.

2. Choose a listing package

Pick the level of support you want. Essentials and Advanced listings run through the HomeRise Flat Fee Dashboard, where you manage your listing details.

3. Add property details and photos

Fill in the facts buyers’ agents filter on, such as beds, baths, square footage, lot, HOA and year built. Then write a description and upload photos. Accurate data helps your listing show up in the right searches.

4. Complete the compliance call

A short call confirms the listing details and paperwork before anything goes live. Most problems are easier to catch here than after buyers’ agents start calling.

5. Go live on Stellar MLS

For most sellers, the listing is live within 24 to 72 hours after details are submitted and the compliance call is done. From there, MLS data often feeds out to consumer home-search sites. How and when each site picks up a listing is up to that site, so no one can promise exact timing.

6. Field showings and offers

Buyers’ agents will contact you to schedule showings and submit offers. You decide on pricing, counteroffers and terms.

What You Still Handle as a Flat-Fee Seller

A Stellar listing gets your home in front of buyer’s agents. The rest of the sale is still your job:

  • Pricing. Study recent comparable sales nearby and set a price you can defend.
  • Showings. Answer showing requests quickly, keep the home ready and arrange access.
  • Negotiation. Review offers, counter, and weigh terms like financing, inspection periods and closing dates.
  • Disclosures and paperwork. Give buyers accurate information about the property and keep track of documents.
  • Closing coordination. Work with the title company or closing attorney, the buyer’s agent and the lender until the deal closes.
