The Zestimate is a model. Zillow’s own typical error is about 7.5 percent. On a $400,000 house that is $30,000 of maybe. It has not seen your roof or the last two solds on your block.

Use it as a range, then price from comps. The accuracy post is the one to read. The equity review sitting in this category is adjacent, not a Zestimate explainer.
