HomeRise Essentials is a flat fee MLS listing in 15 states plus Washington, DC. Essentials is a flat fee, never a percentage: $95 to list, plus $495 at closing only if you sell.
The best flat fee MLS service is the one with the lowest total for the listing you actually need, not the lowest sticker price. We priced the same setup — 25+ photos, ShowingTime and call forwarding — at seven services using each company’s own pricing page on October 8, 2026. Fixed-fee options ran $95 to $590 depending on whether the home sells. Plans that add a percentage at closing ran $2,148 to $2,449 on a $400,000 sale. HomeRise sells a competing service, so every competitor price below comes from that company’s own pricing page, checked the same day.
Pricing and terms vary by state and MLS, so confirm the details with any provider before you list.
What counts as a true flat fee?
A flat fee is a fixed dollar amount that stays the same no matter what your home sells for. A commission is a percentage of the sale price.
Some services collect their whole fee upfront. Others, including HomeRise, charge a small listing fee and a fixed closing fee only if you sell. Both are flat fees. A plan that adds 0.25% to 1.25% of your sale price at closing is a reduced commission, not a flat fee.
HomeRise Flat Fee is a flat fee MLS listing. Essentials is $95 to list, plus $495 at closing only if your home sells: $590 at any sale price, and never a percentage. HomeRise Full Service is different: it’s a 1% listing commission (with a 1.75% option) and no upfront fee, so it isn’t a flat fee.
If your home sells, HomeRise Essentials costs more than some upfront-only plans. If it doesn’t sell, it costs less. Either way, the price is fixed.

How to choose the right service
Start with the listing you need, then compare totals, not headline prices.
- Price your setup: photos, showing scheduling, call forwarding and term.
- Work out your total if the home sells and if it doesn’t.
- Check whether any fee is a percentage of your sale price.
- Confirm which MLS board your listing will go on, and that it’s the one buyers in your area search.
Questions to ask any provider:
- What is the exact all-in cost if my home sells, including anything due at closing?
- How many photos are included, and what do upgrades cost?
- Which MLS board and portals will my listing reach?
- What support is included for showings, offers and contracts?
MLS exposure still matters. In NAR’s 2025 Profile of Home Buyers and Sellers, 91% of sellers used an agent or broker, and for-sale-by-owner sales fell to a record-low 5% of sellers. A flat fee MLS listing puts a do-it-yourself seller on the same MLS.
How we picked and priced
We priced each service’s own published plans on October 8, 2026, for one setup: 25+ photos, showing scheduling and call forwarding. Services that don’t publish a price for that setup appear in the list but not the table. We dropped services whose prices we couldn’t confirm on their own sites that day, including Congress Realty and Flat Fee Group. HomeRise is a competitor, so we list it alphabetically and include the cases where it costs more.
Frequently asked questions
Is a flat fee with a closing fee still a flat fee?
Yes, as long as the closing fee is a fixed dollar amount. A flat fee is a fixed dollar amount that stays the same no matter what your home sells for. A commission is a percentage of the sale price. That’s the test for a flat fee: the percentage, not the timing. A plan that adds 0.25% to 1.25% of your sale price at closing is a reduced commission, not a flat fee.
Which flat fee MLS service costs the least?
If your home sells, upfront-only plans start at $99 (Beycome Basic, as of Oct 8, 2026). If it doesn’t sell, HomeRise Essentials costs $95. Compare the total for the photos, showing tools and term you need.
Do flat fee MLS services charge at closing?
Some do. A fixed closing fee (HomeRise: $495, only if you sell) stays the same at any price; a percentage fee (0.25%–1.25%) grows with your price.
What is the best national flat fee MLS service?
Check coverage first: some services advertise nationwide reach but rely on partner brokers in only a handful of states. HomeRise offers flat fee MLS listings in 16 states and Washington, DC. Essentials is $95 to list, plus $495 at closing only if your home sells: $590 at any sale price, and never a percentage. In Colorado, Flat Full Service is $95 to list, plus $3,495 at closing only if you sell. HomeRise Full Service starts at 1% and is a commission, not a flat fee.
Do I still need to pay a buyer’s agent?
Not necessarily. Since August 2024, offers of buyer-agent compensation can’t be posted on the MLS, and broker fees are negotiable. You can offer compensation, negotiate it offer by offer, or decline. It’s separate from what you pay a flat fee MLS service.
The bottom line
Price the listing you actually need, then compare what you’d pay if the home sells and if it doesn’t. Fixed-fee plans keep that number the same at any sale price; percentage plans don’t. Before you list with anyone, get the all-in cost in writing.
