Costs & closing
When your Washington DC home sells, the District charges two taxes as the deed is recorded: a deed transfer tax and a deed recordation tax. Each is 1.1% when the sale is under $400,000. At $400,000 or more, each is 1.45% — and it applies to the entire amount, not just the part above $400,000. Combined, that's 2.2% or 2.9% of your sale price. We don't print who pays which piece here — your settlement company itemizes that on your closing statement. Rate source: DC OTR Recorder of Deeds FAQs, as of 2026-08-27. Source · D.C. Code tit. 47 ch. 9 / tit. 42 ch. 11
None of those taxes go to HomeRise. HomeRise is not a licensed brokerage. With Essentials or Advanced, HomeRise charges two flat fees: the plan price when you activate your listing, then a closing compliance fee — $495 or $995, depending on your plan — charged only if your home sells. That closing fee covers MLS compliance, document review, and closing coordination. Prefer a licensed agent? Full Service matches you with one — no upfront fee, and the agent is paid 1% or 1.75% at closing.
A title or settlement company typically runs your Washington DC closing, not HomeRise. They handle the final paperwork and collect both District taxes with your other closing costs, itemized on one closing statement. HomeRise's part comes earlier — a compliance call before your listing goes live, so it meets Washington DC MLS rules. That call doesn't replace title or settlement work, and it doesn't collect any tax.
Pick a plan above and start your listing. After the compliance call, your home goes live on the Washington DC MLS, and you manage showings and offers from your HomeRise dashboard. Accept an offer, and the title or settlement company takes it from there — your exact numbers, both District taxes included, land on the closing statement. We don't show a tax calculator here until a title partner signs off on the math.

Washington DC seller rules
The 2024 NAR settlement changed how buyer agent commissions work in Washington DC. Commissions are no longer pre-set on the MLS, giving sellers full discretion. Whether to offer a buyer-agent commission, and how much, is your decision. HomeRise advisors can help you think through the strategy for your area and timeline.
Washington DC sellers must follow Washington DC disclosure and closing rules. HomeRise is not a licensed brokerage. The compliance call reviews your listing so it meets Washington DC MLS rules. That call does not replace required disclosures, title work, or legal advice. Specific form names are omitted here until a statute is fetched.
